1) Quotation

• A comprehensive quote detailing all work to be delivered.
• Once the quote has been accepted, a start date is agreed upon and the preparation stage commences.

2) Preparation

• If building or renovating, the start date for sanding and coating floors is critical particularly in relation to other trades.
• Carpentry, electrical, plastering, plumbing and glazing must be completed before work on floor can start.
• It is recommended that all painting except the final coat on skirting boards be completed.
• Carpets should be laid after the floors are finished.
• All furniture should be removed.
• Unless specified in the quotation, all floor coverings and staples, tacks etc. should be removed.
• All gas and electrical appliances which are located on the floor to be sanded, are to be disconnected and removed by qualified personnel.
• Lighting and power to be available.
• Clear and safe access to the site.
• Due to wet floor areas which cannot be walked on and strong fumes, it is recommended that alternative accommodation should be arranged throughout the duration of the work.
• Seal any access areas such as fireplaces and vents that could allow dust to enter the room - use masking tape and paper.
• Fold curtains into green garbage bags and seal at the top.
• Cover all non-moveable furnishings using paper, drop sheets or plastic (using masking tape to secure).

3) Once the tradesman arrives

• The expert sanding commences.
• Nails punched.
• Nail holes and knot holes to be filled with appropriate filler.
• And multiple coats of sealants and finishes are applied as specified in the quotation.

What not to expect

• It is virtually impossible to totally eliminate dust from the job. There will always be some dust particles that settle on the newly finished surface and throughout the rest of the house.
• Removal of stains from within the boards such as animal urine and water marks.
• Removal of deep cuts such as those from carpet trimming knives or deep gouges in the boards.
• Filling gaps between the boards. These gaps are not filled because subsequent shrinkage and expansion in the timber will cause cracking in the filler.
• Don't expect any areas filled with putty to have the same feel as the timber after application of coatings.
• Don't expect boards damaged by borer to have the same gloss level as those in good condition.
• You are likely to get some variation in colour and grain between new and old boards.
• Unmarked skirting boards after sanding with the edger. All painting on skirting should be left until after the floors are finished.

Caring for your floors

1. 1. Allow 24 hours after the last coat before using the floor. Make sure you apply felt pads to furniture where required.
2. Sweep or electrostatic mop your floor regularly to keep it free of dust and dirt.
3. Place mats at all entrances for wiping feet. This is the best way of keeping dirt outside and away from the floor.
4. Wipe up all spills immediately. Scuff marks can be removed with a solution of floor cleaner and Water.
